Collinson Hall are the appointed agents for the new garden square development opposite the cinema in London Road, St Albans. In outline the scheme comprises 80 new homes comprising predominantly 3 and 4 bedroom houses but also includes a number of 1,2 and 3 bedroom apartments and duplexes.The natural contours of the site allow for parking to be beneath the central area leaving the square car free and will be beautifully landscaped (and lit by a specialist designed lighting scheme in the evening) .....

This is a fantastic development which is due to be complete in the summer/autumn of 2017.

We have spent the last few months overhauling our website to bring it up to date both with content and the way it works across different devices. We hope you will like the improvements. Gabriel Square - Neighbour Information

A letter from Higgins circulated to neighbours of the Alma Road/London Road development site .......

Higgins Construction PLC has been appointed to carry out the construction of 80 private residential units on behalf of our client Spen Hill Ltd.

The development consists of four separate blocks arranged around a central courtyard with underground car parking. There is an additional two blocks of smaller units to the outside of the main blocks.

The superstructure will be constructed using a reinforced concrete frame construction consisting of five storeys. This will be supported by a combination of piled and strip foundations. New main services and drainage are to be provided to the development along with a central plant energy centre. Stone panel cladding will be used to complete the external facades. The internal fit out element of the units will consist of high quality fixtures and finishes. External hard and soft landscaping will complete the area.As part of the above works we have also been appointed to carry out partial demolition of 25 H Alma Road and the refurbishment works to 25A Alma Road.

Higgins Construction is a community constructor who specialise in the education, housing and healthcare sectors. As an experienced contractor who has carried out this type of work on similar projects elsewhere, we value good communications with residents, and will keep residents informed at all times during the construction works.

We are proud to be carrying out the construction of Gabriel Square, which is both an exciting and challenging programme.

Key dates are as follows:

· Remedial works commenced in March 2015 (site set up / clearance etc)

· Foundation works commence in September 2015

· Utilities works commence in October 2015

· External works commence in January 2016

· Fit-out works commence in February 2016

· Completion of build works is due in June 2017

To maintain contact with our residents we will be issuing out a series of residents newsletters to keep you informed of the progress of the site. In addition to this we will shortly be installing a resident’s notice board to our main pedestrian gate.

    When I completed (back in October 2012!) I promised your wonderful staff that I would write to you to commend them. So here (finally) is the letter.
    Your company had done a valuation on my house back in 2006 and although I didn't decide to move for a long time, I didn't forget him. Of course I got various valuations but in the end it became a matter of who I wanted to deal with. The person who answers the initial phone call is vitally important. To my question "what is your fee?" came the reply "we're never knowingly undersold". Maybe you're the John Lewis of estate agents. It's a good analogy. Your staff are all personable, knowledgeable and not pushy.
    Unlike other agents, with Collinson Hall I never felt pressured but always supported. I was confident that I was getting good advice and that solicitors, surveyors, etc. you recommended would also be of a high standard. I was right. Though the chain got delayed and complicated, I never felt left on my own. I'm looking out onto a cold dreary day but I'm really happy in my new home. I'm also glad that lovely people have bought my old home. Nick was the only agent I encountered who understood that price was not the only criteria.
    Your staff are a real credit to you and I will always be grateful to them. They all demonstrated a high level of integrity which was vital to me. It looks as though Collinson Hall is doing very well and I can't see why that will change.
    Could you please persuade Nick and David not to hide their faces behind architecture on your website? I think it would be better if you had their faces (this from the world's most unphotogenic woman!).

  • What are "exchange" and "completion"
    The exchange means the exchange of contracts. Many years ago this meant that the buyer and sellers solicitors met and literally exchanged the contracts in identical form signed by their respective clients. Today the exchange usually just takes place over the telephone where each solicitor confirms they are in possession of a signed contract. Exchange is a significant milestone in that the transaction becomes a legally binding contract between the seller and the buyer at that point. One of the terms of the contract at exchange will be the completion date. Referred to as completion. This is the date on which the title to the property is transferred by the sellers solicitor to the buyer, the buyers solicitor transfers the agreed sale price to the seller and the buyer takes possession of the property. This is the date that the new owner of the property usually moves in. There is usually a time period between exchange and completion and this period can vary from a few seconds if exchange and completion take place on the same day or several months, even years. The norm however is usually between 2 and 6 weeks, and it is during this period that each party is able to book removals, make arrangements for the transfer of utilities and post and of course tell friends and family, or not !
  • I understand I need an EPC - how much is it and how long will it take?
