EXTRA SERVICES Pre-Tenancy Fees
Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from employers/landlords, contract negotiation, and arranging signing of the tenancy agreement).
Register landlord and tenant details, protect the deposit with a Government-authorised Scheme, and issue the Prescribed Information within 30 days of the tenancy start date.
During Tenancy Fees
Review rent in line with market conditions, provide supporting evidence for any proposed increase, negotiate with tenants, and serve a Section 13 Notice as required under a periodic tenancy.
To attend for specific requests, such as neighbour disputes or maintenance-linked visits. Financial Charges
To remit and balance financial returns to HMRC and respond to any related queries.
Other Fees and Charges
For works over £10,000, including specification, oversight, and snagging inspection.
For attending when keys cannot be released to contractors or surveyors.
To cover costs associated with taking over an ongoing tenancy and ensuring compliance.
Excludes licence cost, works, and risk assessments.
Where Collinson Hall has progressed the letting of a property – including negotiating offers, referencing prospective tenants, drafting or preparing tenancy documentation, or otherwise progressing the tenancy – and the landlord subsequently lets the property through another agent or withdraws a withdrawal fee shall apply in addition to marketing and set-up fee (below).
Where Collinson Hall has commenced marketing a property – including instructing professional photography, preparing marketing materials, publishing online listings – and the landlord subsequently lets through another agent or withdraws, this fee applies.
