Market Appraisal - Assess your property, advice on potential rental value, suggest areas of improvement to maximise income, agree on marketing strategy.
Provide guidance on compliance with statutory provisions and lettings consents.
Advice on non-resident tax status and HMRC (if relevant)
Arrange EPC if necessary (funds must be provided).
Produce high quality, bespoke marketing brochure, designed to suit your property.
Advertise and promote your property, using recognised marketing methods that include relevant property portals, the local newspaper, ‘to let’ boards, window display, established database of applicants actively seeking rental accommodation, corporate clients & relocation agents.
Qualify prospective tenants & carry out accompanied viewings.
Arrange inventory & check-in appointments.
Provide tenant with method of payment.
Receive and remit the initial months’ rent.
Deduct any pre-tenancy invoices.
Make any HMRC deduction and provide the tenant with NRL8 (if relevant).
Advise all relevant utility providers of any changes.

If applicable, Remit any disputed amount to TDS for final adjudication.

Instruct contractors; obtain quotes; organise repairs/replacement/cost of any broken or missing items.

Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing on terms) and arranging the signing of the tenancy agreement.
Deposit registration Fees: £25.00 (inc VAT).
Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.
Review rent in accordance with current prevailing market conditions and advise landlord, negotiate with the tenant(s), direct tenant(s) to make payment change as appropriate, update the tenancy agreement and arrange for the signing of a further tenancy agreement. Serve section 13 Notice if the tenancy is on a periodic basis.
Additional property inspection £40.00 (inc. VAT).
To attend for specific requests, such as neighbour disputes, more visits required to monitor the tenancy, or any maintenance linked visit.
To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC: £60.00 (inc. VAT) quarterly.
Fees for providing an Annual Income & Expenditure Schedule: £60.00 (inc. VAT).
Other Fees and charges
Fees for the service of legal notices (Section 8 or Section 21): £60.00 (inc VAT).
Project manage major refurbishment/renovation work, to include drawing up a detailed specification of works to be carried out and oversee works to completion, inspect for snagging issues following completion of works. 12% (inc. VAT) (10% plus VAT) of contract value.
Vacant Property Management Fees:
Manage and oversee minor works 12% (inc. VAT) (10% plus VAT) of the contract value.
£40.00 (inc VAT) per visit.
To cover the costs associated with visiting the property to undertake visual checks on the inside and outside at a frequency mutually agreed with the landlord.
Waiting time at property £40.00 (inc. VAT) per hour.
To attend property when keys cannot be released to the contractor or surveyor.
Management Take-over Fees: £100.00 (inc. VAT) per tenancy.
To cover the costs associated with taking over the management of an ongoing tenancy., ensuring all statutory compliance has been undertaken, confirming everything under "Set-up Fees" above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.
Property valuations & viewings can still go ahead, both virtually and in-person, adhering to our strict COVID-19 policies as per the government guidelines.
