Autumn has well and truly arrived. The clocks have gone back, evenings are darker, the Christmas TV ads have dropped, and our homes suddenly become somewhere we spend considerably more time.

It's also an interesting time for the property market.

Nationally, buyers currently have more choice, affordability remains important and there is greater competition between sellers. Here in St Albans, however, the latest official figures show a more resilient picture, with the average house price reaching £656,000 in August - 3.2% higher than a year earlier.*

It's a useful reminder that the property market is rarely as simple as a national headline suggests.

For anyone selling this autumn, getting the fundamentals right matters. That means sensible pricing, good presentation and understanding what makes your particular property attractive to today's buyer.

But there's another ingredient that's rather harder to measure. How does your home make someone feel when they walk through the door?

Autumn Can Show a Different Side to a Home

Spring and summer traditionally get plenty of attention in property, but autumn has its own advantages.

A home that feels light, warm and welcoming when it's cold and dark outside can create a powerful first impression.

Good lighting becomes particularly important. Rather than switching on every overhead light, lamps and softer lighting can draw attention to different areas and create a sense of warmth.

Period features also come into their own. St Albans has a wealth of Victorian and Edwardian properties, character cottages and older family homes where fireplaces, wooden floors and traditional features can feel particularly appealing at this time of year.

But contemporary properties can create that same feeling through good design, natural light and comfortable living spaces.

Buyers Are Looking More Carefully

In a market where buyers have choice, they're more likely to compare properties carefully.

That makes presentation important - but it doesn't mean turning your home into a show home.

Often it's much simpler. A clear hallway, uncluttered kitchen, clean windows and rooms that clearly demonstrate their purpose can help buyers understand how they might live there.

And don't forget outside. Fallen leaves covering the path, overflowing gutters or an unlit entrance can detract from an otherwise beautifully presented property.

A welcoming front door and outside light can make a surprising difference to an evening viewing.

St Albans Isn't Just a Number

Local knowledge becomes particularly valuable when national and local property trends aren't necessarily moving in exactly the same direction.

Different streets, property styles and price brackets within St Albans can behave differently too. A family house close to popular schools may attract a very different audience from a city-centre apartment or character cottage.

That's why an accurate market appraisal should consider much more than an online estimate or an average St Albans house price.

It's about understanding your property, its location, comparable sales, current competition and – importantly – the buyers who are likely to want it.
